This podcast is divided into two episodes, where the first episode talks about the mobile home market and how to invest in it. The terms mobile homes, manufactured homes, and trailers are defined and explained. The opportunity to invest in mobile homes is discussed, where it is estimated that 6.5% of the U.S. population lives in prefabricated homes, and the manufactured housing market is expected to grow at a compound annual growth rate of 5%. The average sale price of manufactured homes has risen around 80% since 2014 but is still much less than the standard single-family home. Individual investors are getting into mobile home park investing since they are becoming a preferred way for investors with less capital to get into real estate. The key differences between mobile home park investment and other real estate investments are discussed, including owning the land versus owning the property, lot fees versus HOA fees, tenant turnover, economies of scale, and lower purchase prices. Finally, a personal story is shared about searching for a mobile home for a family member due to skyrocketing rents.
